This is an example Guided 3D Walkthrough using the Quick Capture process where a 360 camera (Insta360 One RS in this example) is put on video record mode and just placed throughout the property.  It can be used to create a guided walkthrough as you see below, and it also can be used to create a Matterport like 3D Tour, or the same process can be used to create just a floor plan.  For a 3D Tour, you just place the camera down at a spot, hide out of view, and the system will record a 360 spot.  Move to the next spot, repeat.  Every 6 to 8 feet makes for a good flow, but at a minimum you need a spot in each room and where rooms connect to hallways, etc. to show the line of sight flow and each rooms walls (so the floor plan can be created).  If all you want is a floor plan, you just step back a few feet for a couple of seconds, and then move to the next spot.

The Quick capture process is as fast as some of the other mobile apps out there, but creates not only a 2D and 3D floor plan with GIA and GLA, but also the optional 3D Tour. For 2500 square feet of space, the process time is as follows:

  • 3D Tour – 5 minutes
  • Floor plan only – 3 minutes
  • Guided 3D Tour – depends on how long you talk and what you want to showcase.
